I am at the moment planning a new build. We have the plans and are building a 1700sq ft 3 bed bungalow. With attic space for future renovations. We have 3bed, ensuite, main bathroom, small bathroom in utility. Sitting room and then kitchen kiving room. What am i roughly expecting to pay. Im not looking for any fancy lighting fixtures just the normal ones if that makes a difference. We have just bought a 1000 sq ft 1920s terrace in Rathfarnham. We need a plumber to service the boiler (which is new) and balance the central heating to ensure that the radiators are working as efficiently as possible. The water tank is noisy. The house has previously been re-plumbed however it has not been fully re-plumbed as there are still old ‘gun-barrel’ pipes visible. We need a plumber to complete the re-plumbing of the house. We also need to replace the original galvanised water tank in the attic with a PVC one.

I am looking for an Architect/Engineer to provide an opinion on compliance with the building regulations for a house built in 2000. The opinion would be based on a non intrusive visual inspection and in compliance with the Building Regulations at that time 2000.
Refit and tile small en-suite bathroom - 2.3m long x 1m wide x 2.4m high. Install new toilet, sink, mirror-cabinet above sink (recessed into partition wall), shower tray, shower door and towel rail (in place of existing radiator). Build small alcove into partition wall inside shower (for shampoo etc) Then tile throughout, including lining shower walls.
